01. The actual cost
Look beyond base rent. Identify proposed tax and operating-cost charges, utilities, insurance and any increases during the term.
02. How the space can be used
Describe the intended business, occupancy and improvements. The lease, governmental approvals and property conditions each require their own review.
03. Delivery and build-out
Identify who is doing the work, who pays, when the space must be ready and what triggers rent or other obligations.
04. Who carries the risk
Review proposed guaranties, maintenance, repairs, insurance, assignment and default provisions in the context of the actual transaction.
05. The end of the term
Discuss renewal options, restoration duties and the conditions for assignment, subletting or another exit. Record important notice dates.
